What exactly is a Modular Home?


Similar to manufactured homes, modular homes are assembled in off-site facilities and then transported to the home location. The key difference between manufactured and modular homes is that manufactured homes are constructed to meet the national HUD code, while modular homes are constructed to adhere to all relevant state and local building codes. This mirrors the construction process of traditional site-built homes.


 Modular homes are brought in on steel carriers and lifted by crane onto its permanent foundation. Permanent foundations for modular homes in NY or PA consist of basement or crawlspace. Roof pitches are std 5/12 roof, interior is Finished drywall and floor systems are typically wooden 2x10 floor joists. Appliances are optional, heat/water systems are to be installed by local contractor in the foundation once home is installed.


The specific codes and standards that a modular home must meet can vary depending on the state, as well as the county, city, or township where the home will be situated.
